BOROUGH OF CARNEGIE ALLEGHENY COUNTY, PENNSYLVANIA OFFICIAL NOTICE Notice is hereby given that Arnold and Christine Hamovitz has applied to the Zoning Hearing Board for a variance from the minimum side and rear yard set-back requirements; and the maximum height regulation for the proposed construction of an accessory garage structure at 505 Beechwood Avenue, Carnegie, PA 15106. The property is located in the R-1 One-Family Residential zoned district. Pursuant to the Code of the Borough of Carnegie, Ordinance 2384, Chapter 27, Zoning Ordinance 995 as amended, Article 300, Principal Uses, Area and Bulk Standards, and Requirements for Accessory Uses, Table 27-303, Table of Area and Bulk Standards, 1. Height Regulations: No structure shall exceed the maximum height above average ground level specified in the Table of Area and Bulk Standards (section 27-303.), provided : a. No accessory structure shall exceed a height of fifteen (15) feet. Applicant's proposed garage is approximately twenty-two (22) feet high. This would exceed the maximum fifteen (15) feet height regulation for an accessory structure by approximately seven (7) feet. In addition, pursuant to the Code of the Borough of Carnegie, Ordinance 2384, Zoning Ordinance 995 as amended, Article 300, Principal Uses, Area and Bulk Standards, and Requirements for Accessory Uses, Table 27-303, Table of Area and Bulk Standards. 2. Lot and Yard Requirements: The minimum lot area, minimum width of lot, minimum depth of front and rear yards, and minimum width of each side yard shall be as shown on the Table of Area and Bulk Standards (section 27-303). According to Table 27-303, the setback requirements in the R-1 One-Family Residential zoned district are a minimum side yard of ten (10) feet, and a minimum rear yard of twenty-five (25) feet. Applicant's proposed garage would be approximately six (6) inches from the property line along the southerly side, resulting in a nine and one half (9 ½) feet encroachment into the side yard set-back requirement; and applicant's proposed garage would be approximately five (5) feet from the rear property line resulting in an approximate twenty (20) feet encroachment into rear yard set-back requirement. A hearing of this matter will be held on July 18, 2018, at 7:00 P.M. in the Carnegie Municipal Building, One Veterans Way, Carnegie, PA 15106. All interested parties should attend said meeting.
